21-Acre No-Till/Chemical-Free/Animal Integration Opportunity - Hancock County

7/29/2025

I'm Branch Gordon, and I own 21 acres of farmland on W 1000 N in Fortville, Indiana (Hancock County). I live about half a mile away on my own 10-acre property where I'm implementing a large permaculture-based food forest and raising Katahdin sheep and Nigerian Dwarf goats. Having lived in Fortville since 2012 with my wife and three children, I'm deeply committed to regenerative practices and am actively seeking to partner with a young regenerative farmer who shares a vision for biological agriculture and can continue building on the soil health practices I've already started implementing.
Why This Opportunity Is Perfect for Regenerative Young Farmers:
  • Strategic Location: Vernon Township, Hancock County (Indiana's fastest-growing county)
  • Market Access: 20 miles from Indianapolis - excellent for direct sales, grass-fed beef, CSA operations
  • Infrastructure: Natural gas available, ready for animal infrastructure development
  • Head Start: Already in regenerative transition with cover crops and established windbreaks
  • Size: 21.097 acres - manageable for beginning operations while offering growth potential
  • Support: Flexible lease terms designed to help chemical-free farming succeed
Specific Regenerative Practices I'm Seeking:
  • No-till farming to build soil structure and carbon sequestration
  • Diverse cover crop rotations and companion cropping systems
  • Chemical-free operations - no synthetic fertilizers, herbicides, or pesticides
  • Animal integration - rotational grazing, mob grazing, silvopasture, or cover crop grazing
  • Soil biology enhancement through natural methods
What I'm Offering:
  • Competitive lease rates with beginning farmer considerations and performance bonuses
  • Carbon credit revenue sharing opportunities
  • Support for animal infrastructure (fencing, water systems, handling facilities)
  • Long-term partnership approach with soil improvement documentation and bonuses
  • Flexibility for various regenerative approaches (vegetables, grazing, integrated systems)
  • Community connections and mentorship support
Partnership Vision: I'm particularly drawn to working with young farmers because I believe they represent the future of biological, chemical-free agriculture. I'm looking for someone who wants to:
  • Implement no-till practices that build soil health and carbon
  • Use animals to enhance soil fertility and ecosystem function
  • Connect with the Indianapolis local food community (grass-fed beef, pastured poultry, etc.)
  • Build a profitable, sustainable operation without chemical inputs
  • Be part of Indiana's growing regenerative agriculture movement

I'm happy to provide additional details about the property, discuss partnership terms, or answer any questions. Please call me at (317) 209-6448 and leave a voicemail (my phone doesn't ring for unknown numbers), email me at [email protected], or text me and I can call you back.
